Timescales: We usually find unregistered land within a few days. The government and local authority searches take two to four weeks. From finding the land to sending you the legal documentation typically takes 2-4 months, although this may take longer due to government or local authority delays. In rare cases, the process may take several years.

Fees breakdown:

Stage 1: Initial Search = £99
Upon receipt of the initial search fee, we will conduct a search for unregistered land. Searches typically take 1–5 working days but may take longer. We correspond with government authorities to confirm that the land is unregistered, this typically takes 2 weeks. The initial fee is non-refundable once the land has been found. -
Stage 2: Finder’s Fee = £1999 (£2999 in urban areas) Once suitable land has been located, details (including approximate size and location) will be provided upon payment of the Finder’s Fee.

Council Searches = Free*
We write to the council to assess any council or public use. If land is found to be ineligible, we shall locate an alternative parcel of land for you.
*We cover the cost of the council searches, however should the land be ineligible and an alternative parcel of land located, an additional fee of approx £200 may be required. -
Customer Responsibility
It is your responsibility to take any steps required to assert possession of the land, such as the installation of signage indicating private ownership, and demonstrating use of the land. -
Stage 3: Legal Documentation = £999 (£1999 in urban areas).
We will provide documentation such as maps, search results, and draft statutory declarations upon full payment. Statutory declarations must be executed by your solicitor, which may be subject to a small fee (usually around £10). The statutory declaration is governed by the statutory declaration act 1835.
