Effective Date: 01 April 2026

By making payment to ClaimThatLand (“CTL”, “we”, “our”, “us”), you confirm that you have read, understood, and agree to these Terms & Conditions.


  1. Services

1.1 Land Discovery

We provide a professional land search service to identify land that appears to be unregistered and unclaimed. This includes:

  • Maps and boundary identification
  • Location details
  • A written report with recommended next steps

Important Service Limitations:

  • Land identified is typically woodland or scrubland.
  • Land usually has roadside access.
  • Land will be located within a reasonable proximity from your provided postcode or search area.
  • We can only identify land that is available; we do not provide customised or “tailor-made” land searches.
  • The search process typically takes 1–3 working days, but could take longer.

Refund Guarantee:
If no land is identified within 7 working days, you are entitled to a full refund.


1.2 Claim & Secure

We provide support services to assist with progressing land claims, including:

  • Free consultation
  • Ownership verification checks
  • Guidance on Land Registry applications
  • Support throughout the process
  1. Fees & Payments
  • Full ‘Land Discovery’ payment is required before we search for land within your search area.  
  • Full ‘Claim and Secure’ payment is required before any documentation or claim assistance is provided. 
  • Each Land Discovery payment covers one search only.
  • Accepted payment methods: BACS, and secure payment links (Via Tide banking app)

2.1 Refund Policy

  • The Land Discovery fee is non-refundable once land has been identified and disclosed.
  • Refunds are not provided based on outcomes, third-party decisions, or title disputes.

2.2 Re-Search Guarantee

We will carry out one additional search at no extra cost if:

  • The land is directly affected by significant adverse factors (e.g., proximity to power stations, illegal encampments, or similar risks).
  1. Additional Costs
  • You are responsible for all council and local authority search fees, should you decide to apply for these, which may range from approximately £1 to £250.
  • These searches help determine whether land is designated as common land, parkland, or village green.
  1. Title Risk & Land Status
  • In rare cases, land identified as unregistered may still have an existing paper title owner.
  • If this occurs:
    • We will conduct one additional search for you free of charge.  Fees paid remain non-refundable.
  • Even official searches (including HM Land Registry) cannot guarantee absolute certainty and may offer up to 99% confidence only.
  1. Due Diligence

We carry out reasonable checks, which may include:

  • HM Land Registry index and map searches
  • Relevant local authority enquiries where available

While these checks reduce risk, they do not eliminate the possibility of competing ownership claims.


  1. Title Challenges & Insurance
  • Our fees cover the work carried out (research, documentation, and coordination).
  • Fees are not refundable if:
    • A paper title owner later emerges (see section 4)
    • A claim is challenged
    • Registration is refused or downgraded
  • We strongly recommend obtaining Defective Title / Lost Deeds / Possessory Title Insurance through your solicitor to mitigate these risks.
  • Nothing in these Terms limits your statutory rights where services are not provided with reasonable care and skill.
  1. Client Responsibilities

You agree to:

  • Provide accurate and complete information
  • Respond promptly to requests
  • Obtain independent legal or professional advice where necessary
  1. Limitations & Disclaimer
  • Identification of land or assistance with securing a Title Number does not guarantee ownership or successful registration.
  • CTL does not provide legal, financial, or planning advice.
  • All information provided is for informational and educational purposes only. You should seek independent professional advice before taking action relating to land or property matters.
  1. Liability
  • CTL will provide services with reasonable care and skill.
  • Our total liability is limited to the amount paid for the service.
  • We are not liable for indirect, consequential, or financial losses.

Force Majeure:
We are not responsible for delays or failures caused by circumstances beyond our reasonable control, including actions by HM Land Registry or local authorities.


  1. Law & Jurisdiction

These Terms are governed by the laws of England and Wales.
All disputes are subject to the exclusive jurisdiction of the courts of England and Wales.


  1. Communication

By using our services, you consent to receive communications via:

  • Email
  • SMS
  • WhatsApp

These communications will relate to your service and progress updates.
